Investment design: the surveying part

We prepare the surveying part of investment projects in Varna and the region. Investment design and spatial planning with full design capacity registered with KIIP.

What the surveying part includes

  • Topographic survey. Precise measurement of the terrain to produce accurate survey maps. More about topographic surveys.
  • Setting-out plan. A plan of the exact position of the boundaries and buildings on the plot.
  • Grading plan design. Designing the grading of the site for proper drainage and convenient access. More about grading plans.
  • Earthwork cartogram. Shows the quantities and location of earth masses for excavation and fill.

Roads, water mains and photovoltaic plants

  • Photovoltaic plants. Design of photovoltaic plants in Bulgaria and setting-out of photovoltaic plants in Bulgaria and Europe. See the project photovoltaic parks in Colomera, Spain.
  • Streets and roads. Geodetic surveys for design, and technical designs for streets and roads.
  • Water mains. Surveys for design, and technical designs for water mains.
  • Power lines. Surveys for the design of power lines.

Why it matters

The surveying part puts the building in exactly the right place: at the right distance from the boundaries, at the right height and with the right slopes around it. A mistake here is expensive during construction. That is why we prepare it in close cooperation with the architect and the structural engineer.

Eng. Ruslan Raychev holds full design capacity, reg. No. 16455 with the Chamber of Engineers in Investment Design (KIIP).

Documents required

  • proof of ownership and a cadastral sketch;
  • a design visa (see design visa);
  • an architectural concept or design.

Design stages

An investment project is prepared in one or more stages: concept, technical and detailed design. The surveying part appears in each of them at a different level of detail:

  • concept design: a site survey and a preliminary position of the building;
  • technical design: setting-out plan, grading plan and earthwork cartogram;
  • detailed design: detailed setting-out data for the builder.

The number of stages is decided by the client and depends on the type of construction. For most residential buildings a technical or detailed design is prepared.

How the work proceeds

  1. Survey

    We produce the topographic survey of the property.

  2. Coordination

    We agree the position of the building with the architect.

  3. Design

    We prepare the setting-out plan, the grading plan and the earthwork cartogram.

  4. Approval

    We submit the surveying part for approval together with the other parts of the design.

Timeframe

The timeframe depends on the size and complexity of the task and on your specific requirements. We will give you a timeframe together with our quote. The time the relevant institution needs to review the documents comes on top of that.
