Building documents
We help with the survey and the documents for legalising buildings and obtaining certificates of tolerance in Varna and the region.
Some old buildings constructed without the required documents are tolerated: they are not subject to demolition if they meet certain conditions. The municipality issues a certificate of tolerance for them, after which the building can be sold and added to the cadastre.
Can a building get a certificate of tolerance? Yes, if it was built before 2001. If the building does not keep the required distance from the boundary with the neighbouring plot, a declaration from the neighbour, certified by a notary, is also required. The final decision on whether the building meets the conditions rests with the municipality.
We prepare the geodetic survey of the building. The architectural survey is prepared by an architect, and the structural opinion by a structural engineer.
Legalisation is the procedure for a building constructed without the required documents but permissible under the current rules. Designs are prepared for it and the municipality issues the necessary documents, after which the building is legal.
Tolerance applies to older buildings that meet certain conditions and are not subject to demolition. They are not legalised with new designs; instead they receive a certificate of tolerance.
In both cases, the first step is an accurate survey of the building and a check of the documents. We prepare the geodetic survey, the architect prepares the architectural survey and the structural engineer prepares the structural opinion.

The timeframe depends on the size and complexity of the task and on your specific requirements. We will give you a timeframe together with our quote. The time the relevant institution needs to review the documents comes on top of that.

For sales and mortgages it matters that the building is recorded. Once you have the document from the municipality, we can add it.
